Richard Close, Moderator for the "Planning for the Next Generation" Panel at the MHI Congress & Expo in Las Vegas

Attorney Richard Close served as Moderator for the "Planning for the Next Generation" panel at the annual Manufactured Housing Institute (MHI) Congress & Expo Spring Forum in Las Vegas on May 2, 2017.  The panelists included multi-generational manufactured housing community owners, as well as a representative from the national community management company, Newport Pacific Capital Company. They discussed various scenarios including when the property should be transferred to the beneficiaries, who should be in charge of business decisions and resolving disputes, and different types of written agreements that should be in place for the transition from one generation to the next.

 

MHI represents the factory-built housing industry.  Its members come from all sectors of the manufactured housing industry including builders, lenders, home retailers, community owners and managers, suppliers, and works with state organizations and others associated with the industry.

Richard Close Featured as Moderator and Panelist at the 2016 California Mobilehome Parkowners Alliance (CMPA) Symposium in Las Vegas

Attorney Richard Close served as a moderator and a panelist at the 2016 California Mobilehome Parkowners Alliance (CMPA) Symposium in Las Vegas.  During the Monday, June 6, panel “The Overreaching Government” Richard discussed why Park owners should care about protecting their rights to close or change the use of their Community and how they can work within regulations to protect and realize the value of their property.  He also moderated the panel which included discussion about Park owner’s politically organized efforts to amend and eliminate rent control and how to handle tenants taking their complaints to social media sites. 

Richard was also a panelist in the “Ask the Expert – Attorney Panel” on Sunday, June 5.  This was Mr. Close’s 8th year being a part of the annual two-day conference.

Richard Close, Moderator at 3rd Annual BisNow “Future of the Valley” Event

Gilchrist & Rutter partner, Richard Close, was selected to moderate the Bisnow 3rd Annual Los Angeles “Future of the Valley” event on October 1, 2015, spotlighting the return of new development and investments to the San Fernando Valley.  Topics of discussion by the panel of experts included the current state of the real estate market, key trends and issues ahead for the next 12 months.   It was an exciting event, bringing together the best and brightest leaders from the Los Angeles commercial real estate market and broader economy.

Richard Close Featured as an Expert Panelist at the 2015 California Mobilehome Parkowners Alliance (CMPA) Symposium in Las Vegas

Attorney Richard Close served as a panelist and speaker at this year’s California Mobilehome Parkowners Alliance (CMPA) Symposium in Las Vegas on both May 31 and June 1, 2015.  This was Mr. Close’s 7th year being a part of the annual two-day conference. 

He was a panelist on the “Ask the Expert – Attorney Panel” and the “Exit Strategies – Sale Exit, Subdivision, Closure Panel”.  Mr. Close spoke about current issues with aging mobilehome park infrastructure and rent control restricting fair returns.  He also advised the audience of the options parkowners have to maximize the value of their property e.g. closure, subdivision, etc.

 

University of California, Los Angeles Real Estate Law Association Honors Paul Rutter at Annual Investiture Reception

Of Counsel Paul Rutter was honored at the University of California, Los Angeles’ 5th Annual Real Estate Law Association Investiture on April 29, 2015, at the Fowler Museum. The reception was held from 6:30 p.m. to 8:30 p.m. and will include a networking reception, as well as a special address by Mr. Rutter.

Mr. Rutter is a highly regarded real estate and business executive with more than 30 years of expertise. He has advised clients on various types of transactions, business formations, lease negotiations and acquisition agreements. His most notable deals include the development, financing and leasing of US Bank Tower, Gas Company Tower and Wells Fargo Center, the disposition of 50 acres of land in El Segundo and the development of several hotels in the Pasadena, Dallas and San Diego areas.  

 

Richard Close Spoke at Manufactured Housing Educational Trust’s (MHET) Breakfast Forum on Options and Strategies for Selling Park Property

Attorney Richard Close discussed potential options and issues park owners might face when selling or redeveloping their park property at the Manufactured Housing Educational Trust (MHET) Breakfast Forum on April 22, 2015, in Costa Mesa, CA. Mr. Close examined the pros and cons of closing a park in a non-rent control jurisdiction and what options to consider, as well as how a park owner should approach a City to get approval for closure.

MHET is a non-profit association that serves the Orange County, San Bernardino and Riverside counties and educates mobile home park owners and manufactured housing communities on industry news and issues.

Gilchrist & Rutter Hosts Another in a Series of Seminars on Energy Efficiency Legislation - Partners with Institute for Real Estate Management to Educate Property / Asset Managers!

On September 24, 2014, Gilchrist & Rutter will host a seminar at Casa del Mar Hotel to educate our clients and friends of our Firm on the intricacies of AB 1103 and Title 24, two new energy efficiency laws that came into effect on July 1, 2014. This time, the Firm has teamed with the Institute for Real Estate Management (IREM) to seek to educate IREM's extensive membership of real estate professionals including Property and Asset Managers. As with prior events, the experts from TEEMWorks Energy, Leviton and RHM & Associates will present and discuss the issues pertaining to this new legislation and how it has already impacted the real estate industry since July 1st - and how it will continue to impact the industry! Gilchrist & Rutter has presented this seminar several times before with great success, including in-house presentations for the Asset Management Divisions of JP Morgan Chase and Wells Fargo.

NEW ENERGY LAW SEMINAR - THURSDAY, JUNE 26, 2014

“WHAT YOU NEED TO KNOW ABOUT AB 1103 & TITLE 24"

On June 26, 2014, Gilchrist & Rutter, and our presenting partners, hosted a lunch & learn seminar at Shutters on the Beach to discuss this new legislation and its practical implications for building owners, whether sellers or buyers, the Benchmarking/Disclosure Statute in force since January 1, 2014 for commercial structures over 10,000 square feet and the new Title 24 code changes going into affect on July 1, 2014.

John Busch, LES Regional Sales Manager for Leviton discussed some of the specific July 1, 2014 code changes/additions that will affect new construction & tenant improvement (TI) construction for commercial properties and how it will be implemented.

Lance Honea of TEEMWorks presented the practical implications of how these new changes will have a cost saving energy efficiency for both Building Owners and Tenants. TEEMWorks also discussed their financing sources for complying with AB 1103.

Immediately following the presentation, there was a panel discussion regarding the implications to Leases and Workletters; specific design solutions for compliance of Title 24; the cost impact to all parties to comply with AB 1103 and Title 24 and questions and answers. All these topics were of particular interest to buyers, sellers, landlords, tenants, lenders, property managers, building owners, brokers, architects, designers, contractors, architects and developers.
