Richard Close, Moderator for the "Planning for the Next Generation" Panel at the MHI Congress & Expo in Las Vegas

Attorney Richard Close served as Moderator for the "Planning for the Next Generation" panel at the annual Manufactured Housing Institute (MHI) Congress & Expo Spring Forum in Las Vegas on May 2, 2017.  The panelists included multi-generational manufactured housing community owners, as well as a representative from the national community management company, Newport Pacific Capital Company. They discussed various scenarios including when the property should be transferred to the beneficiaries, who should be in charge of business decisions and resolving disputes, and different types of written agreements that should be in place for the transition from one generation to the next.


MHI represents the factory-built housing industry.  Its members come from all sectors of the manufactured housing industry including builders, lenders, home retailers, community owners and managers, suppliers, and works with state organizations and others associated with the industry.

Richard Close Featured as Moderator and Panelist at the 2016 California Mobilehome Parkowners Alliance (CMPA) Symposium in Las Vegas

Attorney Richard Close served as a moderator and a panelist at the 2016 California Mobilehome Parkowners Alliance (CMPA) Symposium in Las Vegas.  During the Monday, June 6, panel “The Overreaching Government” Richard discussed why Park owners should care about protecting their rights to close or change the use of their Community and how they can work within regulations to protect and realize the value of their property.  He also moderated the panel which included discussion about Park owner’s politically organized efforts to amend and eliminate rent control and how to handle tenants taking their complaints to social media sites. 

Richard was also a panelist in the “Ask the Expert – Attorney Panel” on Sunday, June 5.  This was Mr. Close’s 8th year being a part of the annual two-day conference.

Don Nanney to be honored as 2016 Outstanding Real Estate Lawyer

The Executive Committee of the Los Angeles County Bar Association’s Real Property Section has chosen Gilchrist & Rutter partner Donald C. Nanney as its Outstanding Real Estate Lawyer for 2016. Mr. Nanney first served the Section as inaugural Co-Chair of the expanded Land Use Planning and Environmental Law Subsection, formally adding environmental law as it affects real estate to the educational mission of the Section. Mr. Nanney went on to serve on the Executive Committee, including twice as Chair of the Section’s premier event, the Benjamin S. Crocker Symposium on Real Estate Law and Business, and finally as Chair of the Section. He will receive the award on June 8, 2016 at the Annual Installations and Awards Dinner at the InterContinental Los Angeles in Century City.

Don Nanney Completes Service on Pasadena Citizens Task Force

Gilchrist & Rutter partner, Don Nanney has completed service on the Citizens Task Force on Financial Administration and Internal Controls regarding the $6.4 million embezzlement by a former employee of the City of Pasadena over an 11-year period. Don's analysis of the City's Crime/Fidelity policy and focus on the insurance claim led to the formation of an effective team that successfully obtained recovery of $5 million, the maximum possible insurance payout on the claim, including recovery under past policy periods.

For the fifth consecutive year Gilchrist & Rutter was a sponsor of the annual Real Estate and Law (REAL) Symposium, held at Stanford University on February 16, 2016. The event featured keynote speakers Alvin Roth, Nobel Laureate 2012, Economic Sciences; Professor of Economics, Stanford University and Angela Kleiman, CFO and EVP, Essex Property Trust. The program also included panels of prominent speakers who addressed "Space on Demand: Technical Innovation and Trends in Workplace Space and Flexibility" and "Risk and Resiliency in Financial and Real Estate Markets."

The event is co-produced by Stanford Professionals in Real Estate (SPIRE) and the Real Property Law Section, California State Bar. Partner Donald C. Nanney was the Inaugural Chair of the REAL Symposium in 2011. “I am very pleased with the excellent programming and growth of the event since its inception,” Mr. Nanney said.

Richard Close, Moderator at 3rd Annual BisNow “Future of the Valley” Event

Gilchrist & Rutter partner, Richard Close, was selected to moderate the Bisnow 3rd Annual Los Angeles “Future of the Valley” event on October 1, 2015, spotlighting the return of new development and investments to the San Fernando Valley.  Topics of discussion by the panel of experts included the current state of the real estate market, key trends and issues ahead for the next 12 months.   It was an exciting event, bringing together the best and brightest leaders from the Los Angeles commercial real estate market and broader economy.

Thomas Casparian Certified at Appellate Law Legal Specialist by California State Bar

Partner Tom Casparian was recently certified as a Specialist in Appellate Law by the California State Bar. Fewer than 300 attorneys are certified Appellate Specialists in California. Certification is granted only by the State Bar’s Board of Legal Specialization by passing a one-day specialist bar exam, documenting extensive experience in the specialization in the last five years and the attorney’s career, extensive continuing education in the specialty, and references from judges and attorneys familiar with the attorney’s work in the specialty. Mr. Casparian’s expertise not only benefits G&R’s clients who must defend their hard-won victories or seek to overturn a bad decision below, but also benefits them at the trial court by ensuring that appealable errors are avoided when possible or that a proper record is made for a potential appeal when necessary.

Richard Close Appointed to Los Angeles City Council Transitional Committee

In June 2015 Attorney Richard Close was appointed as a member of the Transitional Committee for newly elected Los Angeles City Councilman David Ryu, who replaces long-time L.A. Councilman Tom Labonge. Richard’s decades long involvement in L.A. politics will be a valuable resource for Ryu’s team.

Attorney Richard Close served as a panelist and speaker at this year’s California Mobilehome Parkowners Alliance (CMPA) Symposium in Las Vegas on both May 31 and June 1, 2015.  This was Mr. Close’s 7th year being a part of the annual two-day conference. 

He was a panelist on the “Ask the Expert – Attorney Panel” and the “Exit Strategies – Sale Exit, Subdivision, Closure Panel”.  Mr. Close spoke about current issues with aging mobilehome park infrastructure and rent control restricting fair returns.  He also advised the audience of the options parkowners have to maximize the value of their property e.g. closure, subdivision, etc.

University of California, Los Angeles Real Estate Law Association Honors Paul Rutter at Annual Investiture Reception

Of Counsel Paul Rutter was honored at the University of California, Los Angeles’ 5th Annual Real Estate Law Association Investiture on April 29, 2015, at the Fowler Museum. The reception was held from 6:30 p.m. to 8:30 p.m. and included a networking reception, as well as a special address by Mr. Rutter.

Mr. Rutter is a highly regarded real estate and business executive with more than 30 years of expertise. He has advised clients on various types of transactions, business formations, lease negotiations and acquisition agreements. His most notable deals include the development, financing and leasing of US Bank Tower, Gas Company Tower and Wells Fargo Center, the disposition of 50 acres of land in El Segundo and the development of several hotels in the Pasadena, Dallas and San Diego areas.  

Richard Close Spoke at Manufactured Housing Educational Trust’s (MHET) Breakfast Forum on Options and Strategies for Selling Park Property

Attorney Richard Close discussed potential options and issues park owners might face when selling or redeveloping their park property at the Manufactured Housing Educational Trust (MHET) Breakfast Forum on April 22, 2015, in Costa Mesa, CA. Mr. Close examined the pros and cons of closing a park in a non-rent control jurisdiction and what options to consider, as well as how a park owner should approach a City to get approval for closure.

MHET is a non-profit association that serves the Orange County, San Bernardino and Riverside counties and educates mobile home park owners and manufactured housing communities on industry news and issues.
