Diane J. Hvolka is a partner in the Real Estate Group of Gilchrist & Rutter. Ms. Hvolka's practice focuses on commercial real estate transactions, including general office, creative office, industrial and retail leasing; real property secured financing; real estate purchase and sales; construction and consulting agreements; development agreements; reciprocal easement agreements; CC&Rs and ground leases.

Ms. Hvolka was previously a real estate associate at Morgan, Lewis and Bockius.


Represented the landlord in connection with a lease to Facebook and a lease of 60,000 square feet to global advertising/marketing leader Omnicom at Playa Jefferson, a 9-acre creative office campus in Playa Vista.

Represented the landlord in connection with Amazon’s lease of over 85,000 square feet, and worked on Oracle's lease of over 45,000 square feet with expansion options, at The Water Garden in Santa Monica (J.P. Morgan ownership).

In addition to the Water Garden, represent J.P. Morgan with respect to numerous assets throughout California.

Lease of over 165,000 square feet, for a 10 year term, at the historic 888 Brannan building in the South of Market area of San Francisco to Airbnb (a popular website allowing people to rent out their apartments or homes to vacationers). The 888 Brannan building was originally built in 1912 and is in the midst of a major redevelopment. The Airbnb transaction filled more than half of the office portion of the building.

Negotiated and documented numerous leases, amendments and option agreements on behalf of office, industrial and retail landlords and tenants, both large and small, including leases for social media companies, law firms, creative office users, restaurants and high-end retailers, television networks and fitness facilities.

Represented the landlord in connection with the lease of over 80,000 square feet (including office and retail) to one of the world's largest apparel companies, at Alameda Square, a 1.5 million-square-foot historic industrial complex near the intersection of Alameda and Olympic in downtown Los Angeles.

Represented the landlord in connection with a lease of over 100,000 square feet in Orange County to MCI Communications.

Lease for over 350,000 square feet, for a 15 year term, in a first-class office building in downtown Los Angeles.

Represented property owners in connection with various asset management agreements, including contractor, vendor and property management contracts and agreements.

Drafted and negotiated brokerage agreements for individual tenant representation and for exclusive agency representation in building leasing programs.

Represented client in connection with the sale of the Lantana Media Campus in Santa Monica, reported to be the largest office building sale in Los Angeles County in 2009.

Represented clients in the purchase and sale of hotel and office properties, including the sale of the Hotel Del Coronado in San Diego, CA.

Negotiated and drafted numerous key documents for the Grand Avenue Project in downtown Los Angeles, including the design agreement for the Civic Park, and ground leases and related documents for bringing the Broad Art Museum and Emerson apartments to the Project.

Negotiated and documented a $240 million construction loan for a high-rise building in Irvine, CA; negotiated and documented numerous securitized mortgage transactions and mezzanine loan transactions, involving loans ranging in size from $2 million to $140 million.
